Home First Mortgage - Construction
- Real estate financing secured by the property for the construction of owner-occupied residences.
- From construction to permanent mortgage financing with one closing.
- Monthly interest-only payments during construction phase for up to one year.
- Low adjustable interest rate financing.
- Strict caps on adjustable rate products.
- Finance 80% of completed value or actual cost to build.
- No point options available and no application fee.
- 1 to 2-family dwellings.
- Low periodic evaluation and update fees.
- Preapprovals available.
Land Loans
Potential Building Lots
- The intention of the loan is to build an owner occupied home.
- The land must be "perced" or have access to municipal sewer.

Raw Land
- Up to 50% of value.
- Adjustable Rate Mortgage financing, 15 Year Term (for product and rate information, please contact Greylock's Mortgage Department at 413-236-4000).
Jumbo Fixed Rate Financing
- Minimum loan amount $417,000.01, Maximum loan amount $1,000,000.00.
- Primary residence, owner occupied or second/vacation homes which are owner occupied.
- One to four unit homes, PUD and Condominiums.

Home Owner Options for Massachusetts Elders (H.O.M.E.)
- The H.O.M.E. program, a private non-profit organization, assists elders to remain in their homes by supplementing their income through a monthly loan advance against equity in their home. A loan, secured by a mortgage on their home, is granted to qualified elders. This is sometimes referred to as a reverse mortgage.
- 60 Years of Age or older.
- Low or moderate income requirement.
- Maximum 10 year term.
- No application fees or prepayment penalties.
- Other eligibility requirements apply.

First Time Home Buyer Program
- A program developed by Greylock for first time home borrowers (or those who have not had home ownership in the last three years).

- Members submitting a preapproval for a Home Mortgage may be entitled to a $500 credit towards closing costs - adjustable rates only.
- Up to 97% financing available.
No PMI Financing Program
- A program developed by Greylock for credit qualified members with a personal savings history.
- Maximum 90% Financing for Purchases, 90% No-Cash-Out for Refinances
- 5 Year Adjustable Rate Product
- 25 Year Amortization Term
- Rate Caps of 2% Per Review and 6% Lifetime of Loan
- Single Family Residence (up to $333,700) or Duplex (up to $427,150)

MassHousing Program
Greylock's partnership with MassHousing can offer homebuyers:
- Special, low interest, fixed-rate financing for first-time homebuyers (those who have not owned a home in the last three years)*

HOME EQUITY LINES OF CREDIT(HELOC)
The HELOC allows the Member to borrow against his/her home's accumulated equity without disturbing his/her savings or other
investments. HELOC has a low interest rate and there are no loan-advance fees, annual fees or closing costs. The Member can make advances ($500 minimum) at his/her asking or simply by writing a check. Click here to apply for a HELOC today.
